Rodent Control & Exclusion

Rodents get into Mechanicsville houses through structure, not luck. A mouse needs a gap the width of a pencil; a young rat needs about the size of a quarter. On the 1980s–1990s block-foundation homes common in Rutland, Bell Creek and Hanover Green, the repeat offenders are torn or missing crawl space vent screens, the gap where the HVAC line set and hose bib pass through the band board, and the rubber seal at the bottom corners of the garage door where light shows through. Newer construction around Atlee Station is not immune — brick-veneer weep gaps and unsealed dryer vent hoods do the same job. That's why the inspection starts under the house and at the foundation line, not at the kitchen counter where you first saw the droppings.

The trade-off worth understanding before you spend money: trapping without exclusion is a rental, not a repair. A trapping-only program is the right call when the population is small, you caught it early, and the house is tight — you clear three or four mice, and it's done. It's the cheaper path and it works. Exclusion is the right call when you've already killed mice twice, when a crawl space has open vents and pulled-down insulation, or when the home backs to a tree line or field — the pressure from outside never stops in those spots. Homes near the wooded edges around Cold Harbor Battlefield, the fields off Studley, and the creek bottoms toward Totopotomoy Creek see mice pushing in every fall, usually with the first hard cold snap in late October and through December. Sealing costs more up front and pays back over years.

Bait is used carefully and outdoors, in tamper-resistant stations anchored where a dog can't roll them. Inside the living space we favor snap traps in closed placements — behind appliances, inside cabinet toe-kicks, in the crawl space and attic — so nothing sits loose where a child, a Lab or a vegetable bed can reach it. If you keep chickens, a garden or an outdoor cat, say so on the call; placement changes. We also flag what feeds the problem: bird seed in an attached garage, dog food in a paper bag, a mulch bed piled against the siding, or firewood stacked on the ground next to the crawl door in Shady Grove and Cool Spring backyards. Fixing those costs nothing and reduces the number of visits you pay for.

Attic activity is a separate look. Scratching overhead in Laurel Meadow and older Pole Green Road homes is often mice traveling the top plate, sometimes squirrels — the droppings tell us which, and the treatment is not the same. Cleanup of contaminated insulation and droppings is quoted separately from trapping. Exclusion is priced as a defined job with a finish line, not an open-ended monthly plan. If you want ongoing exterior monitoring after the sealing is done, it's available and optional; nothing about the repair work requires it.
