If you have one visible problem and nothing else — a hornet nest over the front door, a single mouse in the pantry, ants at one baseboard — choose a one-time targeted treatment. It runs $250 to $450, it solves the thing you actually called about, and nobody asks you to sign anything. The trade-off is that a one-time visit treats the pest present that day; a house backed to woods off Pole Green Road or the Chickahominy bottomland gets new pressure every spring whether or not the last treatment worked. If pests keep cycling back — ants in April, crickets in June, stink bugs in October — choose a recurring quarterly perimeter program instead. Four scheduled visits a year keep a treated band on the foundation, eaves and entry points year-round, and between-visit callbacks are part of how a program is meant to work. The trade-off is commitment and total spend: four visits at $250 to $350 each costs more across a year than one $300 call, and it only pays off if your house genuinely sees repeat pressure. Ask before you commit, not after. For termites, the choice is chemistry versus monitoring. A liquid soil treatment around the foundation creates a continuous treated zone and is the faster answer when live subterranean termites are already in the sill plate or a crawl space joist — typically $1,200 to $3,500 depending on linear footage, crawl space access and whether a slab needs drilling. A bait and monitoring system works the colony over time and suits an owner who wants ongoing detection on a wooded lot near Cold Harbor or Rural Point without trenching. The trade-off is speed against surveillance: liquid acts now, baiting watches for years. For rodents, trapping and exclusion answer two different questions. Trapping removes the mice living in your kitchen wall this week. Exclusion — sealing the crawl space vents, garage door corners, dryer vent and utility penetrations mice actually use — is what keeps the next family out. Trapping alone is cheaper; exclusion alone is slower. On a 1970s Mechanicsville ranch with a vented crawl space, the honest answer is usually both, which is why rodent jobs run $350 to $900 rather than a flat number. For cockroaches, the split is German roaches versus everything else. A few large American or smoky-brown roaches coming up from a damp crawl space is a perimeter-and-crawl problem and usually one visit. German roaches breeding in a kitchen are a population problem: gel bait, growth regulator and a second and often third visit two to three weeks apart, because eggs already laid are not affected by the first treatment. The trade-off is patience — one visit will not finish a German roach job honestly, and any company promising it is guessing. For mosquitoes and ticks, per-application yard treatment fits a graduation party or a July cookout on a specific date. A season-long program from May through September fits a family with a shaded backyard and a dog that comes in with deer ticks. The trade-off is one afternoon of relief versus a full summer of it. And if you are selling, the choice is simple: a documented WDI inspection is the report your lender and agent will ask for, and it is a different product from the free estimate visit. Book the WDI when a closing date exists, not before.
